Have you ever wondered if it’s possible to enjoy the luxuries of life while ensuring a sustainable future? A place where simplicity and elegance coexist harmoniously with nature? An environment where every detail is consciously designed to leave a positive impact? At NAVI, we believe the answer lies in honoring the principles of seven generations.

Welcome to NAVI, named after the feminine Indian-derived word Anavi, meaning "Kind to People." This visionary project, led by Rianne Hottinga, is dedicated to creating an eco-boutique resort that embodies sustainability and serenity. Rooted in the principles of freedom, self-sufficiency, and long-term stewardship,

 

NAVI is being designed as an off-grid retreat in Montenegro,  that harmonizes with nature. Here, natural beauty and thoughtful design converge to create a refined balance of simplicity and understated luxury.

Every detail—from our organic permaculture farm to renewable energy systems—is crafted to nurture both body and soul, ensuring a lasting positive impact for generations to come. While our initial focus is on creating an exceptional resort experience, NAVI has plans for future expansion into a connected residential community, fostering a shared lifestyle that prioritizes sustainability and connection.

  • Acquiring the 36,000 m² estate.

  • Monitoring the land and environment.

  • Building a network and drafting initial plans.

  • Starting test renovations on The Villa.

2024

  • Establish a farm-to-table garden (112 m²).

  • Create an outdoor kitchen.

  • First phase of the Glamping pop-up and testing resort concepts.

  • Finalizing plans NAVI suites, restaurant & library with the architect.

  • Exterior renovations of the Villa.

  • Start of the first investment round (€ 300,000)

2025

  • Establish first phase of the permaculture farm: 500m2 regenerative farming, poly tunnels, pyramid greenhouse and chicken heated coop greenhouse

  • Start with Green School teachings on Saturdays for children of surrounding villages 

  • Build a natural pond and swimming pool.

  • Upgrade the farm-to-table garden and outdoor kitchen.

  • Complete the second phase of Glamping with hand-built stone hot tubs and all facilities.

  • Full bookings for Glamping high season.

  • Finish The Villa

  • Obtain building permits for suites, library, and restaurant.

2026

  • Glamping season continues.

  • Further development of the permaculture farm.

  • Add a 250 m² and 400 m² food forest.

  • Start of the second investment round.

  • Prepare the land for 6 suites, restaurant, and library.

  • Begin the build.

2027

  • Finish the second investment round.

  • Complete construction of the resort.

  • Opening in the second half of the year.

The NAVI Estate spans 36,000 square meters in Montenegro’s untouched black-rock terrain, nestled within the 490,000-acre expanse of the majestic Nikšić mountain plateau. Here, in this rugged landscape of canyons, springs, ancient forests, and steep ridges, guests are drawn into a profound connection with the raw beauty of nature—a solitude that invites introspection and inner calm.

Set within a quiet valley encircled by mountain ridges, the Estate opens up to sweeping views of Nikšić’s wild plateau. Designed to harmonize seamlessly with this awe-inspiring setting, NAVI offers modernist Suites and a traditional Villa that create an inspiring welcome into one of Montenegro’s most striking and secluded environments.

Freedom is woven into every element of NAVI. Our secluded, off-grid location enables a luxurious experience that is deeply grounded in sustainability. Guided by permaculture principles, we draw from the natural surroundings to cultivate self-sufficiency in energy, water, and food. The Estate’s permaculture farm provides organic, pesticide-free produce, while circular design principles—including water recycling, composting, and zero waste practices—demonstrate our commitment to minimizing our ecological footprint.

 

At NAVI, our vision transcends comfort; it fosters a lifestyle that respects the delicate balance between human presence and nature. Every decision is guided by the principle of serving seven generations, ensuring that the steps we take today enrich the environment for years to come. Our estate is entirely off-grid, relying solely on renewable energy sources. NAVI is not simply a place to stay—it is a sanctuary where guests reconnect, rejuvenate, and experience harmony with nature.

 

On the Estate, you will find:

  • Five modern suites perched along the mountain ridge, offering expansive views of the dramatic terrain.

  • A secluded suite in the valley, housed in The Villa, a restored traditional Montenegrin home.

  • A library with views over NAVI’s valley, providing a peaceful retreat for reading and reflection.

  • A unique restaurant focused on shared experiences, where guests can cook with our chef in a warm, homelike atmosphere.

  • A Farm-to-Table garden, complete with an outdoor kitchen (within a greenhouse), inviting guests to pick their own vegetables, fruits, and edible flowers. Here, you can immerse yourself in nature’s beauty, learn about herbalism, and enjoy a memorable dining experience.

  • A natural swimming pool at the valley’s base, chemical-free and providing water for local wildlife.

  • A permaculture farm that produces a large portion of the guests' food, with greenhouses that also include cozy seating areas for reading or reflection.

  • An outdoor gym inspired by nature, bringing a playful yet invigorating workout space.

  • A ceremonial cocoon for yoga, cacao ceremonies, gong baths, and other mindful gatherings.

  • A sauna and ice bath with panoramic views, for a deeply restorative experience.

 

Wandering paths connect the Estate’s spaces, guiding guests through the valley, forest, and surrounding mountains. Shaded spots offer quiet nooks to read, write, or enjoy a picnic amid the peaceful landscape.

The Suites

There will be 5 suites positioned on the outer mountain ridge of the property, with views of the bigger raw and wild valley behind the estate. They all have free views with a sunset experience. They are equipped as hotel rooms, and in the raw wild natural, vibe of NAVI with in her essence a delicate balance between luxury and simplicity.

The construction will be primarily done with hempcrete a natural, more sustainable and breathable alternative to concrete walls.

The Villa

The Villa is the estate's first available suite and is the valley's centerpiece. It is a renovation of one of the old ruins on the estate to a modern, simple design that breathes luxury at the same time. It is connected to the imminent lifestyle of the community, permaculture farm, and farm-to-table dining. It is equipped with a kitchen and sleeps 2 adults and 2 children. The Villa is restored with old craftmanship, and kept a s mus as possible in line with the traditional old houses in the region. The design of the front windows and the roof are changed to a more modern and sustainable variant.

On the estate will be a small restaurant for the guest to have their meals, and find a place to be inspired by an open kitchen and food that is 85% produced on the estate and 15% sourced locally. You will see the seasons on your plate and as an add-on experience, you can join the chef in the farm-to-table garden and select vegetables, fruits, and edible flowers.

the restaurant will be constructed on top of one of the leftover old stones of the old farm's stables. The walls will be built primarily with hempcrete, just like the suites.​

​

We want to design the kitchen and restaurant together with the chef and our architect, as we find it important that the wishes of the chef and his or her knowledge and experience will be taken into account with the design.

THE MENU

It will have the vibe of chef's table, and it will represent the rawness of the region in its dishes. The menu will change with the seasons and with what is available from the farm, it is primarily vegan, with the option of meat and fish.

Rianne Hottinga

As a kid, I have always been driven by a deep-rooted belief in the power of harmony between humanity and nature. My journey began with a desire to break free from conventional systems, seeking a lifestyle that embraced freedom, sustainability, and self-sufficiency. NAVI was born out of this vision—to create a sanctuary where people can reconnect with themselves and the natural world, in a space that honors both luxury and simplicity.

My mission is to build more than just a resort; I’m crafting a legacy of balance and respect, guided by the principle of serving the seven generations to come. Every element of NAVI is designed with the future in mind, from the off-grid, eco-conscious infrastructure to the holistic wellness experiences that allow our guests to thrive in a state of peace and renewal. NAVI is not just a destination; it’s a way of life—one that encourages guests to embrace nature, community, and self-awareness, all while leaving the smallest possible environmental footprint.​

NAVI - MONTENEGRO

NAVI is designed to blend seamlessly into the untouched limestone-rock country, spread across over 490,000 acres of the vast and majestic mountain plateau of Niksic, located in the rugged northern part of Montenegro. This rocky landscape, dotted with canyons, springs, forests, ridges, and gorges, serves as the perfect backdrop for the modernist suites and traditional villa, offering an inspiring welcome to one of Montenegro’s most dramatic, secluded settings—just 25 minutes from the breathtaking Bay of Kotor.

​

A luxury, minimalistic, and spiritually grounded eco-boutique residential resort for families, NAVI will consist of six individual suites and one villa set across an estate of 36,000 square meters. The estate will feature a permaculture farm that will provide at least 80% of the food for its guests, ensuring sustainability and a connection to the land. On Saturdays, there are holistic and natural educational activities for the children that are guests and those of the surrounding villages.

At 1100 meters above sea level, with some of the cleanest air in the world, Montenegro remains a country largely untouched by pesticides. A land of freedom in many ways, it holds immense opportunity for early adopters and entrepreneurial spirits—much like Monaco in its early days. Montenegro’s pristine, undeveloped landscape makes it an ideal environment for those seeking growth and connection, both personally and with nature.
